1 – Login to your BestAgent account here.
2 – When you’re logged in, click on the ‘hamburger’ menu icon at the top right hand corner of the screen, then click on the icon of the house at the top of the menu.
3. – Select the service type
You then select if the service type for the property is Sales or Lettings.
Click on the relevant option.
If the property is Sales then select the status of the property from the list of For Sale, Under Offer, Sold (STC) or Appraisal. Click on the relevant option then click on the ‘Next’ button.
If the property is Lettings then select the status of the property from the list of To Let, Under Offer, Let or Appraisal. Click on the relevant option then click on the ‘Next’ button.
4 – Now you can add the address of the property.
Click into address field and start to type the address, we use “Google Places”, so the address should appear in a drop down list, if it does select it from the list, make sure it’s correct and click the ‘Next’ button.
If it doesn’t appear in the list, you can click ‘Enter Details Manually’ and add the address yourself, click next, check that the address is correct and appears correctly on map then click ‘Next’
5. – Rooms.
On this page you can select the number of bedrooms, reception rooms and bathrooms the property has. If the property is a studio, 1 bedroom, 2 bedrooms, or 3 bedrooms, select the relevant option. If the property has more than 3 bedrooms, click on ‘More’ and select the correct option.
The next option is reception rooms, If the property has 0, 1, 2 or 3 reception rooms, select the relevant option. If the property has more than 3 reception rooms, click on ‘More’ and select the correct option.
The last option on this page is bathrooms, If the property has 0, 1, 2 or 3 bathrooms, select the relevant option. If the property has more than 3 bathrooms, click on ‘More’ and select the correct option.
Then click ‘NEXT’.
6 – Property Type.
On this page, select if the property type is a house or a flat, once you have selected an option, property subtypes will appear below and you can specify if a house is terraced, detached, semi or a bungalow, or if a flat is an apartment, flat, maisonette or a studio. Once all correct options have been selected, click ‘Next’.
7. – If the property is SALES
This page you need to add the price of the property, click into the price box and type the price of the property, once correct, scroll down and select an option from the Tenure list, Freehold, Leasehold or Share of Freehold. Then you can click on ‘Manually set price terms’ and select the option from the list of Offers in excess of, Asking price of, Fixed price, Guide price, or Price on application.
Once the correct option has been selected, click ‘Next’. GO TO STEP 8.
7.1 – If the property is LETTINGS
This page you can add the furnishing status of the property. Select from the list of Part-furnished, Unfurnished, Furnished or Furnished or Unfurnished. Once the correct option has been selected click ‘Next’. GO TO STEP 7.2
7.2 – If the property is LETTINGS
This page is where you add the price of the property and can choose to display the price per week or per month. Click into the ‘price’ box and type the price of the property, if the price is the monthly price you can leave the option as PCM, if the price is the weekly price, click on the PCM and select PW instead. Then you can click on ‘Manually set price terms’ and select the option from the list of Offers in excess of, Asking price of, Fixed price, Guide price, or Price on application.
Once the correct option has been selected, click ‘next’. GO TO STEP 8.
8. – Adding property photos (if you haven’t got photos, you can add them at a later stage just click ‘next’)
Click on ‘Add photos’ select as many photos as you need from your computer or mobile device and click open.
You will then see an ‘uploading’ progress bar, once the photos are uploaded they will display on this screen, if you would like to delete any of the photos just click on the yellow X on the top right of the photo, you can change the order of the photos by dragging & dropping them to the correct place. If you need to add more photos, you can click the ‘add more’ button underneath your uploaded photos. When you are happy with the photos, click ‘Next’.
9. – Uploading a floorplan of the property (if you haven’t got a floorplan, you can add at a later stage or just skip this altogether, just click ‘next’)
Click on ‘Add floorplan’ select the floorplan(s) from your computer or mobile device and click open.
You will then see an ‘uploading’ progress bar, once the floorplan(s) is/are uploaded they will display on this screen.
If you need to add more floorplans, you can click the ‘add more’ button underneath your uploaded floorplan(s).
10. – Upload or generate an EPC graph and select the EPC rating letter.
Select the correct EPC letter from the list of A, B, C, D, E, F or G. Once the correct option is selected upload your EPC graph by clicking ‘Upload EPC graph’ select the relevant file for your computer and click ‘Open’ You will then see an ‘uploading’ progress bar, once the EPC graph is uploaded it will display on this screen.
If you don’t have an EPC graph but you know the EPC rating, you can generate your own graph by clicking on the ‘here’ in the sentence below the ‘upload epc’ button.
This will take you to a new page where you can begin creating your EPC graph.
Underneath the graph images, you will need to add the EPC and EI ratings, current and potential. You can then add the property address if you wish and property reference number if you have one. Once that’s done, click ‘Preview’
You then need to select if the EPC if for a completed home or a new home.
Then click ‘SAVE’ and the EPC graph will download to your computer.
Go back to BestAgent, click ’Upload EPC graph’ select the relevant file and click ‘open’.
You will then see an ‘uploading’ progress bar, once the EPC graph is uploaded it will display on this screen.
Once this complete click ‘Next’
11. – Uploading a brochure (you can skip the step by clicking ‘next’)
If you have your own brochure you can upload it here by clicking ‘upload brochure’, selecting the file from your computer, and then clicking ‘open’. You will then see an ‘uploading’ progress bar, once the brochure is uploaded it will display on this screen.
Once this is done, click ‘next’
12. – Adding property features
Here you can add the property features, you need a minimum of 3 and a maximum of 10 for the portal uploading.
The first 3 have been automatically generated for you but you can edit them by clicking the X beside each feature. If you would like to add more features just click ‘Add feature’.
13. – Adding a short description of the property (this option is necessary for some of the portals)
Here you can type a short description of the property up to 250 characters. If you are using mobile, you can dictate the description instead.
Once this is complete, click ‘next’.
14. – Adding a long description
Here you can type a short description of the property up to 250 characters. If you are using mobile, you can dictate the description instead.
Once this is complete, click ‘next’.
Here you can type a long description of the property, no character limit.
If you are using mobile, you can dictate the description instead.
Once this is complete, click ‘next’ and your property will be complete and added to BestAgent.
